Sandyford Hall residents should be aware of a proposed development in the present location of Glencairn Motors. The development will consist of an ‘Assisted Living Accommodation’ complex of 5 to 6 storeys and 59 rooms with 180 bed spaces. The closing date for observations is the 25th March 2026.

The Residents’ Association recently met with the respective association members from Leopardstown Heights (Mount Eagle) and The Gallops and agreed that each association would submit observations into DLR’s Planning Portal on the basis of the following points:
- The scale and height of the proposed building – 5 to 6 storeys and 59 occupant rooms with 180 bed spaces.
- Parking impact – the ratio of 5 parking spaces for 59 rooms gives us concerns that further overflow packing will occur within Sandyford Hall.
- Traffic impacts in an area which is already significantly impacted by rush-hour tailbacks and where we have not yet seen the impact of the developments at Lisieux Hall, Glencairn House and Fernhill Gate.
- Pressure on local infrastructure – Luas capacity and bus frequency are significant concerns for local residents.
In line with our neighbouring estates, Sandyford Hall Residents’ Association strongly encourage our residents to submit individual objections to this development online. There is a submission fee of 20 EUR for all observations lodged with DLR Planning.

- Select “Make a comment” (a comment is an observation/submission) and you can either comment directly via the form or optionally you can upload a document containing your objection as needed.

Additionally SHRA will engage with the local Councilors and TD’s on matters such as the density of recently completed developments, traffic, public transport and safety in the area. We would also encourage our residents to engage and have your voice heard by your local representatives.

The site between Murphystown House and Tapton (which comprises Smith Automotive, Glencairn Motors, Southside Storage, SMQuartz, Coolmine House, Mr Beans Coffee and the LUAS parking area) is subject to a number of planning submissions. The LUAS parking area was approved for 18 residential units in 2025 (D24A/0717), and a series of modifications were recently approved (under D25A/0836) to prepare the site for this proposed development of Assisted Living Accommodation.
